High efficiency (95+ AFUE) condensing furnaces run $1,000 to $2,500 more upfront but pay back within 5 to 8 years in colder climates like our Utah and Bay Area markets.

Rebates and Incentives For Furnace Installation
The federal Section 25C tax credit ended for installations after December 31, 2025, so there is no federal credit for a furnace installed in 2026. Heat pumps are in the same position.
Utility rebates are the main incentive now, and they change often, so confirm the current terms before you buy:
- California: PG&E and SCE have offered rebates on high efficiency furnaces through approved contractors.
- Utah: Dominion Energy ThermWise has offered rebates on 95+ AFUE gas furnaces, and Rocky Mountain Power has offered rebates on electric heat pump dual fuel systems.
- Florida: rebates are limited, since gas furnace demand is low there.
How Long a New Furnace Lasts
- 80 percent AFUE: 15 to 20 years on average
- 90+ percent AFUE condensing: 12 to 18 years on average
- Modulating variable speed: 15 to 22 years on average
Proper sizing (a Manual J load calculation) and annual maintenance are the two biggest factors in how long a furnace lasts. A perfectly installed furnace with one skipped year of maintenance often dies 2 to 4 years early.
